Kentro Group is a private real estate development and investment company founded in 2004 and based in Denver. The Colorado Department of Transportation (CDOT) is vacating their Region 1 Headquarters located at 2000 S Holly Street and moving to a new building near Colfax and Federal in Spring 2018. State law requires properties owned by the State of Colorado to be offered first to local government agencies and the City and County of Denver was the successful bidder. Kentro Group was then selected by the City and County of Denver to purchase and develop the Property. Please use this page to stay up to date with the 2000 S Holly Street Project.
The former CDOT Region 1 site is approximately 11.1-acres and currently zoned Industrial Mixed-Use 3 (I-MX-3), which allows a wide variety of commercial, light industrial, retail and residential uses up to 3-stories and 45-feet in height.
Kentro Group is not seeking a rezoning on this property.
Kentro Group’s current plan is to build approximately 140 to 180-for-sale residential units (i.e. row homes) on the site, with senior living and/or small/limited retail on the north part of the property.
The plan to build for-sale residential is driven by the current demand in the housing market and is a much lower impact use than many other allowable uses per I-MX zoning. However, the business plan may change with shifts in the market.
