Kentro’s vision is to create a center that re-energizes the section of Colorado Boulevard between Arkansas and Louisiana. The goal is to create a place where community members live, shop, eat and play. Contract Timing/Requirements

The contract with the City and County of Denver allows for 150-days of due diligence and government approvals with three 30-day extensions for a total of 240 days to close on the property.

The contract also has the following additional requirements:

  • Requires the 4201 E. Arkansas Ave. property to be rezoned
  • Requires construction of 150 for-rent apartments at 60% of Area Median Income (AMI) or pay a cash in-lieu fee to the City’s affordable housing fund.
  • Requires at least 150,000 sq. ft of commercial space
  • Requires at least 200 permanent jobs on-site


Kentro understands that any new development and use change will effect traffic patterns in the surrounding areas. Kentro hired traffic engineers to study the traffic implications of the expected development and site activity. The City and County of Denver will be involved in assessing how infrastructure improvements can be made to accommodate the development.
